What this website is

This site is operated by Easy Mortgage Canada Inc., trading as Easy Mortgage Canada, a mortgage brokerage service in Ontario. Mortgages are arranged through BRX Mortgage Inc., FSRA Brokerage Licence #13463. In these terms, "we", "us" and "our" mean Easy Mortgage Canada Inc.

It exists to explain what we do, to provide general information about mortgages in Ontario, and to let you get in touch. It is a source of information and a way of contacting us. It is not an application system and it is not a lending platform.

This is information, not advice

The content on this site is general information about mortgages in Ontario. It is not financial, legal, tax or accounting advice, and it is not advice about your particular circumstances, because we do not know them until you tell us.

Nothing you read here should be acted on as though it were personal advice. Mortgage decisions depend on facts specific to you, and the same rule can produce opposite answers for two different people. Speak to us, and where the question is a tax or legal one, speak to an accountant or a lawyer.

Reading this website, using a calculator on it or submitting a form does not create a broker and client relationship between us. That relationship begins when we agree to act for you and the required disclosures have been made.

About the calculators

The calculators on this site are provided by a third party and are offered as a convenience. They produce estimates based on the assumptions built into them and the figures you enter. They are not quotes, not offers and not approvals.

A calculator does not know your credit history, how a lender will treat your income, what the property will appraise at, or which lender policies apply to your situation. Real numbers routinely differ from calculator output, sometimes substantially. Do not make a financial commitment, write an offer on a property or waive a condition on the strength of a calculator result.

We do not control these third party tools and we are not responsible for their accuracy or availability.

Rates and approvals

We do not publish current mortgage rates anywhere on this site. That is a deliberate choice. Published rates go stale, rarely apply to the person reading them, and tell you little about what you would actually be offered.

Nothing on this site is an offer of credit or a commitment to lend. All mortgage financing is subject to lender approval, on approved credit, and to satisfactory property valuation and documentation. Terms and availability vary by lender and change without notice.

Accuracy of information

We take real care with what we publish, verify figures against primary sources where we can, and show the date each page was last updated.

Even so, mortgage rules change, sometimes at short notice. Government programs, qualifying rules, insurance premiums and tax thresholds are all revised periodically. Information that was accurate when written may not be accurate when you read it, and we give no warranty that everything on the site is current or complete. Check anything you intend to rely on with us or with the relevant authority.

Third party links and tools

This site links to and embeds services operated by other companies, including mortgage calculators, application platforms, a mortgage tracking service and social media pages.

Those services are not under our control. We provide the links because we think they are useful, not as an endorsement of everything on them, and we are not responsible for their content, their accuracy or their privacy practices. When you use them, their terms apply.

Lender names and logos shown on this site are the trademarks of their respective owners and are used to indicate lenders whose products we may access. Their appearance does not imply that they endorse us.

How you may use the site

You may read the site, use the tools on it and contact us. You may not:

Use it for any unlawful purpose, or to submit false information
Attempt to gain unauthorised access to any part of it or to any system connected to it
Interfere with its operation, including by automated scraping that degrades the service
Submit anything containing malicious code
Reproduce substantial parts of its content for commercial purposes without our written permission

Information you submit

When you send us information through a form, you confirm that it is accurate and that you are entitled to provide it. If you submit someone else's details, you confirm you have their permission.

Please do not send sensitive documents through the message field. It is not a secure document channel. If we need income documents, banking information or anything containing your Social Insurance Number, we will give you a secure way to send it.

Intellectual property

The content of this site, including its text, design and layout, belongs to Easy Mortgage Canada Inc. unless stated otherwise. You may read it, print it and share links to it for your own use. Republishing substantial portions of it elsewhere requires our written permission.

Limitation of liability

This website is provided as it is. We do not guarantee that it will be available without interruption or free of errors.

To the extent permitted by law, we are not liable for loss arising from your use of this website or from reliance on its general information, including reliance on calculator output. This does not limit any liability that cannot be excluded under applicable law, and it does not affect our professional obligations to you as a client once we are acting for you, which are a separate matter governed by mortgage brokerage regulation in Ontario.

Complaints and regulation

Mortgage brokering in Ontario is regulated by the Financial Services Regulatory Authority of Ontario. Mortgages referred to on this site are arranged through BRX Mortgage Inc., FSRA Brokerage Licence #13463.

If something has gone wrong, tell us first at info@easy-mortgage.ca. Most complaints are resolved quickly once someone actually looks at them. If we cannot resolve it, the brokerage has a complaints process, and the regulator can be contacted directly.

Governing law

These terms are governed by the laws of the Province of Ontario and the federal laws of Canada that apply there. Any dispute is subject to the courts of Ontario.

We arrange mortgages on properties in Ontario. This site is directed at people in Ontario and is not an offer of services anywhere we are not licensed to operate.

Changes to these terms

We may update these terms from time to time. The date at the top of this page shows when they were last revised, and continuing to use the site after a change means you accept the revised version.
