Your income does not fit a bank form

Being declined by your own bank tells you very little about the wider market. Lenders differ enormously in how they treat income that is not a simple salary, and that difference is most of what a brokerage is for.

The property is the complication

Some files turn on the borrower. These turn on what is being financed, which means a narrower pool of lenders and a longer lead time. Talk to us before you write the offer rather than after.

How working with a brokerage differs from a bank

A bank can only offer you its own products. If you do not fit them, the answer is no, and nobody tells you which lender would have said yes.

We are not a lender. One application reaches chartered banks, credit unions, monoline lenders, alternative lenders and private funds, and we take the file to whichever of them fits it. On a straightforward salaried application that usually means better terms. On a complicated one it is frequently the difference between an approval and a decline.
