What a calculator cannot tell you

These tools are genuinely useful for getting oriented, and we would rather you ran the numbers before talking to anyone. But it is worth being clear about where they stop, because the gap between a calculator result and a lender decision is where people get caught.

  • Whether a lender will actually use your income. A calculator takes the number you type in. A lender decides how much of your overtime, commission, bonus, rental or self-employed income it will count, and the answer varies considerably between lenders.
  • What your credit history does to the answer. Credit affects which lenders will look at you and on what terms, and no calculator knows your file.
  • Whether the property qualifies. A small condominium, a rural property, a building with a weak reserve fund or a home with knob and tube wiring can all narrow or close off the lender pool regardless of how strong your numbers look.
  • What the appraisal will say. Lenders fund against appraised value, not the price you agreed to pay. On a new build bought years earlier that gap is a real risk.
  • Which lender is actually right for you. Rate is one term among many. The prepayment penalty, the portability terms and the prepayment privileges matter enormously if life changes mid-term, and they vary far more between lenders than rates do.
